CUSTOMER STATED : Water heater is not working. TECHNICIAN NOTES : Out today for the tenants concern of the water heater in the crawlspace not working properly. Home has no hot water at all. Top element is not heating. Recommend doing a full rebuild on the electric water heater. While on site the tenant also states the hose bib on the front side of the house leaks. After investigating concerns with hose bib, I had found the line had frozen in the past and bursted open. RESOLUTION : Performed major rebuild on water heater in crawlspace and replace hose bib for the front side of the home. Water heater has been pressurized and tested showing no further concerns. Homes water pressure is currently 80 PSI. JOB NOTES : Please bill resipro for invoice amount. JOB STATUS : Jb complete.

CUSTOMER STATED: water coming in through under slab TECHNICIAN NOTES: came out today for diagnosis while out on site I found no plumbing related leaking that could’ve caused the flooding under home, as of today I found some vents that could be letting water through or home has foundation issues. RESOLUTION/RECOMMENDATIONS:as of today no plumbing related issues found tested all areas that could be the culprit but did not find any drainage or water lines leaking , found some entry points through vents that could be the issue but not plumbing related. CUSTOMER STATED: Their kitchen faucet was leaking into the cabin from the left side of the sink. TECHNICIAN NOTES RESOLUTION/RECOMMENDATIONS: We will need to partially rebuild the drain to address the issue the customer is having. The piping that connects from the drain into the P-Trap is several inches to short to properly connect into it and not allow water to escape it. Their wasn’t a leak during a normal water flow but after filling the sink with water it showed the problematic area when it tried to drain a large amount of water. JOB NOTES: We took out the way too small tailpiece and replaced it with an appropriately length tailpiece. We then Had to tighten down the different pieces. We then ran water through the system to test it, finding the old brass compression nut to be bad so we replaced it with a new plastic one. This is a complimentary estimate to have the existing tub drain assembly replaced with new assembly to help fix/prevent any future plumbing issues. Out today to resolve the issue in the upstairs guest bathroom tub drain. Installed new tub drain. Filled tub twice and drained, checked for any leaks coming from this area. Tested vigorously. ResiPro Upon inspection I found that the tub drain assembly located in the upstairs guest bathroom was leaking into the below garage by the washer, and dryer machines. I removed drain strainer, and tried to reapply plumbers putty to see if this would solve the leaking issue. The tub drain was still leaking into garage. I believe we will need to replace the drain assembly to help fix/prevent any future plumbing issues. I do not have a drain assembly while on site for todays visit, and we will also need to submit to ResiPro to see if they will agree to pricing for repairs. Customer stated: they weren’t getting any hot water. Technician notes called out today to look at a hot water heater. While on site I found that the water on the hot side was bit getting warm at all. I went down to the crawl space to find a brand new 50 gallon Rheem electric water heater. I tested both thermostats to find each one reading 240 volts. While investigating further I found that the breaker on the breaker box was flipped upside down. Resolution: I flipped the breaker on the break box to where it was in the on position. After flipping the break I tested the water to find it getting warm. I told the home owner the issue was the break box was flipped in the off position getting them no hot water. I also told them after 45 minutes to an hour the should get almost instant hot water. Job status complete.

Return trip today to address full hallway bathroom still having a leak. It was determined that the cause of the leak was two cracks in the fiberglass surrounding the drain. There was a fiberglass repair solution applied to seal both cracks. Unable to test due to time material needs to cure. Additionally while on site, tenant stated that master bath tub shower was also leaking into the garage from drain. Upon inspection I found that this was only while the shower was engaged. I found that the shower head was leaking water down the wall and it was traveling behind the tub spout. I replaced the shower head with a MGP supplied one and sealed the gap around the tub spout, tested and no longer leaking. Job complete Please bill out No estimates needed.

CUSTOMER STATED: arrived on site for return trip to replace waste and over flow for tub in hall bathroom TECHNICIAN NOTES: while onsite we discovered a leak from tub drain only, install new tub drain, tested and found 2 cracks in tub causing leak. RESOLUTION: tub will need to be repaired or replaced, will have to get with Chris on letting resipro know. JOB NOTES: Need to rebuild estimate for new repair STATUS- not complete AUTHO- none ESTIMATES- do not send ResiPro estimate/ return trip to replace the chrome waste and overflow that serves the hallway bathroom tub. Part can be picked up from Home Depot. Two technicians needed onsite to replace this drain. There is little room between the bottom of the tub and the floor joist.

Customer/ Tenant States: There is a leak in the garage when bathroom is used. Technician Notes: Out today for potential leak issue in garage ceiling. Found wet insulation below hallway bathroom tub. Ran water in tub and drain began to leak. Determined leak is coming from tub shoe/ tub drain. Appears to be split which is causing water to leak out when tub is used. There is also a tight fit between the bottom of the tub and the floor joist causing the tub drain to be wedged into place. Waste and overflow assembly is going to need replaced. Resolution: Waste and overflow assembly will need replaced for hallway bathroom tub. Chrome push stopper recommended. Tubular waste and overflow kit recommended due to space restrictions. This requires two people and part will need picked up (generally at Home Depot) work order also needs submitted to ResiPro for approval as I believe this exceeds the autho limit. CUSTOMER STATED: need to check if a tub can be added TECHNICIAN NOTES: came out to location to check if a tub can be added while at location I found area was stubbed out, have a 1 1/2 inch drain along with a hot and cold water lines.
