While on site I found that the 50 gallon electric water heater on the second level is out side it’s manufacturers warranty. I did not perform the flush due to the age of the heater. I inspected all code required items and found they are functioning properly and up to date. Resolution: completed flush. Job status complete.
CM 05/24/2024 Customer stated: they wanted their annual plumbing inspection. Tech notes: called out today to perform an annual plumbing inspection. While on site I started with the water heater on the second level. After inspecting the water heater I found the 50 gallon electric water heater is outside manufacturers warranty. All code required items on the water heater are still functioning as should with no leaks or drips. I continued my inspection around the house and tested all fixtures and faucets. After completing inspection I found everything functional properly as should. Resolution: complete inspection Job status complete.
CUSTOMER STATED : Need our gas fire place turned on so we can sell the house. TECHNICIAN NOTES : Out to the residence today for the homeowners concern of wanting their gas fire place turned on at its gas valve so they can sell the house. RESOLUTION : Turned on gas fireplace from valve valve and tested with no further issues. Gas fire place can now be controlled from light switch on the right side of fire place. JOB NOTES : Please bill card in photos for invoice amount. Clean out located on right side of driveway near street. JOB STATUS : Job complete This is a complimentary service estimate to turn the gas on to gas fire place located in the living room.
CUSTOMER STATED: customer stated that the upstairs bathroom was not providing hot water at the shower TECHNICIAN NOTES: when technician arrived today, we found that the water heater was functioning properly, and the upstairs shower had been taken apart by the customer and was attempted to make the repair RESOLUTION/RECOMMENDATIONS: one technician turned on the water to the upstairs bathtub. We found that there was no mechanical failure, and that the customer had to of accidentally put it back in the proper orientation for it to function properly. CUSTOMER STATED: they had a leaking bath tub. TECHNICIAN NOTES: called out today to look at a leaking bath tub. While on site I found that the bath tub above the garage has a drain cap with the threads snapped off of it. Home owner had already takin the drain cap off to show the snapped piece of metal on the threads. RESOLUTION/RECOMMENDATIONS: we will need to come out and cut a whole under the waste and over flow in the garage ceiling. Once exposed we will removed the old waste and over and install a brand new one. JOB NOTES: could not locate clean out. Home owners hose bibs are off. Home owner wants to call chw and figure out why this job was not approved.

The tenants complaint is that they have had the powder bath toilet back up with black water 3 times in the last year and when it happens there is a bubbling noise that comes from the kitchen sink We tested the system and nothing is backing up or acting clogged After testing the system spoke with tenant and they said the last time it happened it was raining We found the home is on septic and the tank is in the front yard we found a location in the yard that is very wet and we probed and found it is right over the tank At this point the a septic company needs to be sent out to assess the tank Job not completed No estimates are needed
