CUSTOMER STATED:**ANNUAL WHOLE HOME PLUMBING INSPECTION** TECHNICIAN NOTES: Upon inspection I found that there is a AO Smith 40 gallon natural gas water heater located in the Basment of home, and is 20 years of age which is well outside of manufacture warranty. I found that the thermal expansion tank is not only full of water, but is connected to the hot side antinode instead of the cold side which is out of state code regulations. I also found that there is a leak coming from the upstairs hallway guest bathroom, and is leaking from the cracked tile/grout around the tub. I let the h/o know that I would recommend replacing the existing water heater. I found that overall everything in the home is in good condition, and functioning properly. RESOLUTION/RECOMMENDATIONS: I strongly recommended to the h/o that she have the existing 20 year old natural gas water heater located on the basement of home replaced to help fix/prevent any future plumbing issues. CUSTOMER STATED: They are still haveing brown water coming out of the hot sides of all faucets TECHNICIAN NOTES: We found that when the hot side of the fixtures is used after a second or 2 the water turns brown for about 30s to a minute then goes clear We checked the water heater buy getting some water out of it and it was clear but when I removed the dielectric union on the cold side I found that there is a very organ colored substance on the inside of the dielectric nipple When in removed some of it I found that it is mud getting into the water heater The water meter is in the utility closet and there is no external shut off to the home so we could not isolate if there is a underground leak The homeowner said that he hoa should cover any underground issues The water heater was installed November 2023 RESOLUTION/RECOMMENDATIONS: My recommendation is to flush the water heater and to flush the water lines in the whole home to attempt to remove as much of the mud as possible

CUSTOMER STATED: has brown water coming out of the tubs. TECHNICIAN NOTES: tech found that the water heater that we replaced back in November had a large amount of gunk built up in the dialectic union. RESOLUTION/RECOMMENDATIONS: Technician removed the dialectic union and blew out the gunk using the water pressure and resolve the issue. Customer stated: they had a leak coming from the apartment above. Tech notes: called out today to look at a leaking coming from the apartment above. While on site home owner told me that there is water that drips from his vent directly above the kitchen sink. He stated that it hasn’t occurred since he’s called in to us. I went to the apartment above and and ran water from the kitchen sink for 15 minutes and couldn’t get a single drop to show. Tenant in the apartment above stated in the apartment complex’s they’ve had a lot of leaks due to structural issues when it rains. Tenant stated the leak accrued when the heavy rains came in. Resolution: I found no issue with the plumbing in the apartments. I would have a construction contractor come out and look at the window in front of the kitchen. Job status complete. CUSTOMER STATED: downstairs bathroom was backing up with sewage and leaking on the floor. TECHNICIAN NOTES: technician found that the whole sewer line was backed up due to an unknown cause most likely roots due to the technician getting his cable stuck about 50 to 60 feet down the line outside the home. RESOLUTION/RECOMMENDATIONS: Mike will be heading to the customer directly after his other jobs to retrieve the cable. This is an estimate to run our large Hydro-jetter to relieve the existing sewer back up and use our fiber optic camera for continue diagnosis to identify the underlying cause.

CUSTOMER STATED: they have a leaking water heater. TECHNICIAN NOTES: called out today to look at a leaking water heater. While on sit I found the water heater in the crawl space is a 40 gallon short electric water heater. The water heater has an internal leak causing the heater to sit in a puddle of mud. While checking the water pressure I found it reading 100psi. The prv is a watts 25 aub prv located in te front of the crawl space. RESOLUTION/RECOMMENDATIONS: I recommend the homeowner has the prv and 40 gallon short water heater replaced. JOB NOTES: could no locate clean out JOB STATUS: NOTCOMPLETE need return trip. All the cast-iron about 30 to 40 feet was improperly installed with no proper incline which Is causing the water to backflow in the other direction. CUSTOMER STATED: Customers kitchen Drain line was backed up, First technician that American home shield sent out, did not properly diagnose the issue and left before starting the job. They had an emergency leak on Sunday which they had their own service contractor come out to replace the cracked cast iron. When other technicians sent his small machine down the pipe, it broke his equipment. TECHNICIAN NOTES: Technician found that the kitchen drain is draining, extremely slow due to the age of the cast iron and most likely kitchen grease that developed over the course of the 50 years The home was built. All the cast-iron about 30 to 40 feet looks like it was improperly installed with no proper incline which Is causing the water to backflow in the other direction. RESOLUTION/RECOMMENDATIONS: Due to the other technician breaking his equipment, we will not be sending down any of our equipment down that pipe due to risk of Breaking.
