Customer Stated: They were unable to get any water going to the kitchen faucet after changing out the batteries for the motion sensor. Tech Notes: Upon inspection I found this is a Moen single handle with pull down sprayer, and has a motion activation located in the main level kitchen of the home. I found that after reconnecting the battery pack, and plugging wires back into the motion sensor box, the box itself would make a loud beep that sounded like there was an error happening within the box. I let the h/o know I believe there is something wrong with the circuits inside of the sensor box, and that they would need to contact Moen to have parts shipped directly to the home for repairs. The h/o owners were also interested in getting rid of the motion sensor, and replacing the whole faucet itself as they would not like to have these types issues/problems in the future. I presented options to have this done through service, and the h/o elected shop around for faucets before making any
Customer/ Tenant States: No water is coming to the washer in the laundry room. Technician Notes: Upon arrival, the hot water was off on the hot side valve in the washer box. Tested both connections for flow. Water is making it to the washer on the hot and cold side. Water would not flow into washer. There is an issue with the tenants washer. Resolution: Tenant will need a new washer, call an appliance tech, or reach out to where she purchased it from. Job Notes: No exterior sewer clean out located. Job Status: Complete. CUSTOMER STATED: Thermal expansion tank is leaking. TECHNICIAN NOTES: Out to the residence today for the concern of the thermal expansion tank above the 50 gallon natural gas water heater. Thermal expansion tank is leaking and needs to be replaced. Homes water pressure is within code testing at 60 PSI from boiler drain on water heater. Existing water heater is 18 years of age and is showing severe signs of corrosion, mainly near the hot side water heater nipple. Metal of water heater tank around hot side nipple has become brittle amd will break down if you barely apply pressure to the metal. Water heater is not leaking at this time. Therefore, I have only recommended to replace the leak in the thermal expansion tank on the water heating system to rely home warranty. CUSTOMER STATED: leaking coming from shower is worse then it was before the repair. He also stated that the repair lasted about a week and then started leaking again but was worse TECHNICIAN NOTES: found shower drain leaking again. Master bathroom walk in shower has multiple little cracks in fiberglass base. Attempted to tighten up shower drain further to see if it wasn’t tightened enough and shower drain was fully tight. Managed to get an extra half turn in shower before I was uncomfortable tightening any further. This slowed the leak below slightly but as soon as weight is put on shower base the leak comes back far worse then before. After talking with customer and him describing the issue I believe the issue comes from some sediment being trapped inside PRV. Tested valve on water heater and it was opened all the way. RESOLUTION/RECOMMENDATIONS: replace PRV JOB NOTES:PRV is old but pressure in house is fine. PRV should be replaced to solve the vibrating issue customer is having. Water heater is 24 years old and highly recommended to customer to replace before it starts to leak.
