CUSTOMER STATED : Lavatory sink will not drain. TECHNICIAN NOTES : Out today for the tenants concerns of the full guest hallway bathroom lav sink not draining. Water will begin to backup after running for 5-10 seconds. While performing maintenance inspection, found both hose bibs to be piped before the prv. Prv located in the crawlspace. Water pressure from water heater tested at just below 80 PSI. RESOLUTION : Ran small sink machine and pulled back hair / some type of wipe material. Sink is now draining as it should after retrieving hair and wipe. Sink has ran for just under 19 minutes to properly test and is showing no further concerns at this point in time.

Tenet stated that the sewer system in the house is leaking. Crawl space is flooded with sewage. Found an active section of cast iron that has corroded all the way through. There have been multiple spots replaced in the past in the crawlspace and I can see multiple other spot with slight leaks and spot that look like they can be leaking in the near future. Highly recommend replacing all of the cast iron in the crawl space. Built an estimate to replace the section activity leaking and flooding crawl space and need to revise the estimates with Robert before submitting to resi. Could not perform full safety inspection due to crawl space being flooded and main shut off and PRV being in the crawlspace. Job is not completed.

Customer Stated: They were having issues whenever it rains, and there was water coming through the floor in the washing room, and bedroom. Tech Notes: Upon inspection I found that there were no active leaks for todays visit. I was unable to see any visible leaks coming from anywhere where plumbing is located. The tenant stated it has only happened when it is raining outside which indicates this is a foundation or sealant issue. There does seem to be gaps around the door frames and siding of the home. I let the tenant know she would need to contact resirpo about foundation issues as there is nothing plumbing related wrong for todays visit. Resolution: There are no mechanical/plumbing issues for todays visit. The tenant needs to contact resirpo about a foundation issue. While on site found high water pressure again. I was unable to locate PRV on first visit, and we will need ResiPro to locate exactly where the PRV is for either replacing or installing new one. Job Notes:**Please bi

Customer Stated: They had a leak showing up in the downstairs bathroom ceiling. Tech Notes: Upon inspection I found that there was water damage right around where the drop ear is for the upstairs hallway guest bathroom. I let the tenant know I would have to cut behind this drywall to see where leak is coming from to further diagnose. After cutting into the drywall, I was able to find that the drop ear had a massive crack in it, which is the cause of leaking for the downstairs bathroom ceiling. I let her know I will need to cut out more drywall, and make repair for drop ear to fix current plumbing issues. Resolution: I was able to successfully remove the existing cracked drop ear, cut out section of half-inch copper piping, and replace with brand new half-inch pex piping along with drop ear with no issues. I tested with running water for 10 minutes with no further leaks or issues. Job Notes:**Please bill out to ResiPro as necessary for today’s completed work** Job Status: Complete

We ran snake again and found a ton of wipes. It is clear at this time but will definitely back up again due to the belly in line. Even faster if wipes are flushed. We did not add a clean out at this time. It’s pointless until entire sewer is replaced. I informed tenant about wipes

Customer stated drain line is backed up on washer box Found that the drain line on washer box is backing up. After running water upstairs found it all backs up out of washer box there is a main line stoppage somewhere in yard. House does not have external clean out so I’m not able to pinpoint how far into system the clog is. Attempted to run sink auger down washer box to clear clog as I do not have sewer machine on my truck but was unsuccessful. Informed Dan of situation he informed me Katrina is going to submit to resi to have line jetted. Job is not completed.

Customer Stated: The water heater wasn’t working. Tech Notes: Upon inspection I found that this is a rheem 40 gallon natural gas water heater located in the garage of home, and is only 2 years of age which is still under manufacture warranty. I found that the gas meter has been locked which means this tank is not getting any gas to it, and is the cause for the hot heater not being able to function properly. I let the tenant know that he needs to contact ResiPro or the gas company so they can come out, and unlock his gas meter. I can not legally unlock this meter. Resolution: The tenant needs to contact ResiPro or gas company to have his gas meter unlocked. CUSTOMER STATED : Sink is leaking. TECHNICIAN NOTES : Out to the residence today for the tenants concern of the kitchen sink leaking. When I arrived, I found that both left and right sink basket strainers were loose and leaking when water is being ran. RESOLUTION : Replaced both left and right basket strainers for the kitchen sink. After repairs were made, I have filled both sides of kitchen sink up half way and let water drain to test for leaks. At this point in time, water is draining properly and there are no leaks, drips, or concerns appearing under the kitchen sink.
