CUSTOMER STATED: Their water heater was leaking in basement. Only the tenant was on site for todays visit, and land lords were not. TECHNICIAN NOTES: Upon inspection I found that this is a Rheem 50 gallon natural gas water heater located in the basement of home, and is 11 years of age which is outside of manufacture warranty. I found that heater is leaking internally, and there are no repairs I can make it can only be replaced. I let home owners know that the tank itself is covered through choice warranty, but all code required items would be an out of pocket expense. I spoke with land lords over the phone about options on having replacement done, and they elected to go through warranty company for future decisions. RESOLUTION: We will need to replace the existing Rheem 50 gallon natural gas water heater located in the basement of home with new 50 gallon tank, and all code required items to help fix/prevent any future plumbing issues. The homeowner complaint is that they had water stains show up in the living room ceiling the homeowner said they shut off the valves under the guest bathroom sink on the 2nd floor and the leak stopped I found that the water stains are all following the areas where 2 sheet rock borders meet I then went up stairs and found the cold supply line nut that connects to the shut off was loose and there was water standing on the shut off valve I tightened the supply line to the shut off valve and tested with no issues Authorization Job completed Estimates
Out today for Southeast remodel child First item was install a customer supplied toilet in the second floor hall bathroom. Upon inspection I found that the flange was cracked in two places. I notified the project manager, truly who gave me the go ahead to replace the toilet without making any repairs or replacement to the flange, please see the pictures of the text exchange if there are any questions. Toilet is installed and functioning properly.. Second was a kitchen reconnect utilizing the existing kitchen sink and disposal removed from the existing countertop and put in place on the new countertop. Reconnected Fossett drains and disposal. I’m currently functioning as it should. Additionally, we were to install and connect the dishwasher that is not possible. The counter is not the right wit to allow the dishwasher to open properly. The word is there an electrical connection for the dishwasher for the disposal. I have made Troy the project manager aware of all issues. He is going
